Shares - always IMHO.
Average housing increase over the long term is 1% per annum according to the Professor on the Four Corners this week, whereas shares are prob 5-10% per annum in the long term.

Average housing increase over the long term is around 7% p.a - not sure what kind of a professor that guy was, but that 7% is from the Residex Report which tracks housing prices officially. Some places can get up around the 20% p.a mark if you get the right areas. House prices on the average have always trended up - and never bottom out like the share market does.
Why would you put in for so much risk with shares to try and get 10% when you can have something as safe as a house and get 7%.
Most banks recently were offering over 8% interest rates at call - GUARANTEED!!!!
Only buy shares if you can handle the fluctuations - it is all good when it is going up, and so called experts think they can actually pick it - but if you want long term gains without the worry, you can not go wrong with property.
