They’ll easily get 3 on it in the Marion CC. You’re not getting a 700sqm block North of Sturt Road now for anything less than $950k now (especially in the Marion CC area where they don’t give a **** about over crowding. We sold our courtyard home in Clovelly Park which at the time broke the record for a house on less than 450sqm in that council area 12 months ago to renovate an old home in Melrose Park. Homes in the metro South area of Adelaide have been going apeshit price wise for 10+ years.

We are nowhere near over crowding yet...they are putting more single story shoe boxes on blocks yes, but wait until they start building appartment blocks like Sydney...
I know in my area in Marion, they tried to get through building permits for max 6 stories along the train line.
Just a matter of time before this gets approved.

The 1/4 acre Aussie dream is just about gone, we live in what at best is low density suburban living but more and more we'll see 750m2 blocks split and made into 2 or 3 homes, we have to do it.
