Gatorade and 2 paracetamol tablets do the trick for me.....

Yeah, I've got codeine here but I can't remember if that's the stuff that can mess you up if you don't take it with food. Nearly passed out at my desk once.

No my trip included Delhi, Udaipur, Jaipur, Agra, Khajuraho, Bandhavgarh, Kanha, Nagpur, Mumbai, Porbander, Diu, Rajkot, Sasan Gir.
It was mainly focussed on going the Tiger reserves and the Asian Lion reserve in Sasan Gir.

One for the the real estate guys. @centurion maybe..

Our lease runs out in August, and we've just received a letter saying we have to sign the new lease or let them know in writing if we wish to cancel it, within 14 days of the letter.

Which leaves us to make a decision. We dont want to stay after our lease runs out, but we dont want to be without a house when August rolls around if we dont resign and dont find anything.

I have a few queries.

1) Are they allowed to lock us in this far out from the end of our lease?

2) Is there a way of finding out which properties will be available in August? We have been looking already, but everything Ive seen is available in early June at the latest, and these will be occupied by time our lease runs out.

This is the first time Ive had to deal with a lease, so have no clue.

HH3,

If you look at your tenancy agreement it should be stated in there how much time you are required to give. I think the standard is 28 days. Which means in July you should be able to advise if you wish to stay or not. Another option you may like to take is asking if they will do it on a month-by-month basis, but you'll still need to give 28 days notice which means you may end up paying 2 lots of rent for a few weeks.

Property managers like to lock tenants in early because if the tenants choose not stay on it gives them more time to try and find a new suitable tenant - which is harder than you think. And just like you don't want to be without a house, landlords don't want to be without a tenant.

Can't help with the 2nd question, but as you only need to give a months notice most people are unaware they are going to need a new tenant till a month out, so as a result like you said you can only find properties available in June.

if your lease runs out before you are or want to leave, you need to sign on if you want to stay there. But im sure if you plead innocent to the land lord or rental agency and say "im waiting to get into another home" they may let you sign on for the gap you are talking about there. Just call them and ask.

I had the same issue, and it was up to the owner to decide, and they let me live past the lease on a fortnightly basis, had to call them at a certain time every week and advise if I was moving or staying . just call them and tell them your story

A few weeks ago I got paro at a mates place in Mawson lakes, fell to sleeping the lounge and woke up like I had been attacked by a swarm of the bastards.

We dont wanna be dicks to our landlords or real estate guys because they've been really good. But we also dont like how our house is set out. We have a brand new house, but it has no driveway and the carport is on the back of the house backing onto a laneway. Its a terrible setup.
