I feel for ya lightning but there isnt much that can be done if its not on the contract. Emails, texts wont mean jack unless its in the contract. You should have picked this up at the pre settlement inspection and refused to settle until issues were resolved. Even if it wasnt on the contract you would have stood a better chance by refusing to settle and re negotiating the price at that time. Now that money has changed hands its your asset.
It sucks balls but thats how i see it. I wish you luck in getting anything back.

Having previously worked in Real Estate... this man is correct.

If its not in the contract there's nothing anyone can do after settlement. (unless its just out of the goodness of their heart).

It is somewhat ironic that the vendor mentioned to me that the same thing happened to him when he bought it, he went back to the agent and got refunded some money form shit not being done.
I'll keep rattling chains, it's bullshit how they left it, I couldn't have a pre-settlement inspection as the agent didn't have any keys.

Pre-settlement inspections aren't a standard part of the transaction so once again you'd need to have negotiated that and had it agreed at the time of doing the sales contract. Usually work that is not complete at the signing of the contract (but that has been agreed to be completed) will be included in the contract to be completed as a condition of sale and settlement. It's given a date and a method of confirming it, just like a finance clause or building/pest inspection needs to be documented.

Probably not what you want to hear.... might have to put it down as a learning experience and another example of how human's cant be trusted some times!

I know it is on a smaller scale, but when I bought my house 7 years ago, we settled and in the meantime when the dude was moving out the $300 letterbox happened to go missing and was replaced with a crappy $50 one.

Even though I dont think it was originally in the contract, we thought that something like that would be expected to stay, and we managed to get a $300 cheque out of them.

And we still havent replaced the letterbox :D

It's not a surprise wedding though and the maid of honour has known about our plans for 6 months already.
She is also the brides sister.
I understand babies are a blessing and what not, but the moh is a perfectionist and plans everything to a tee, surely she could have either held off for a bit or got pregnant 6 months ago

You expecting them to put their lives on hold just to be in their wedding is pretty selfish imo. Plenty of people out there that take a LONG time to get pregnant (too my wife and I over a year)

If you really want her to be the maid of honour it shouldn't matter

Petty probably.

My wife's sister also missed out on her mum (my mil) being at her wedding by 2 months, she was diagnosed with cancer and dead within 8 weeks, so I would just be thinking how awesome it is that your sil is having kids and you will be adding to your extended family.
