Not sure if there's anything I can do in the scenario.

Moving out of a rental. Property manager says she will send us through the instructions for the final clean up before handover.

Never does.

We (housemates and I) clean to best of our ability. Leave house in very comparable condition to when we found it.

Manager emails to say there were issues with cleaning and will have to deduct Bond to get a cleaner. Will send through report on these issues.

Never sends through the report detailing issues. Doesn't respond to emails asking to see this report.

No correspondence for weeks until they send through copies of invoices for "cleaning" and shows they've deducted $100s from the bond before releasing it to us.

Do real estate mobs have to give you any details of why they needed to pay so much for a cleaner? And what the issue that required a cleaner was?

Or do they have you by the balls and if they say it needs a cleaner, you're gonna get slugged regardless.

They've already taken the money and released the remaining bond so it kinda seems like there's absolutely nothing we can do about it.

Call SACAT (SA Civil and Administrative Tribunal) on 1800 723 767 and tell them the story. You can apply for a hearing to dispute the charges and as long as you have records of emails and even better, some before and after photos, you should be ok.

Applications can cost money tgough unless you can provide hardship evidence...

Give them a call because it sounds dodgy as though...!

A few years ago we broke a lease on a rental property 4 months before the end of the term. Cleaned the joint top to bottom, had a final inspection, got a satisfactory report, all was good.

Three months later after the letting agent finally managed to re-let the property she claimed that the floor was dirty and needed cleaning, and gave me the option of doing it ourselves or having the cost of it deducted from our bond.

After a terse stand-off, during which I sought some advice, I told her that we had no responsibility for cleaning the floor since we had a positive inspection report when we vacated the property. Any muck on the floor therefore had to have accumulated since we left, while the agent was holding inspections. Most importantly, I promised that if any deduction was made against our bond then it would be contested.

The agent backed down over what was a trifling amount, said she'd clean it herself.

Dig your heels in - those bastards can only roll you over if you let them.

Property Manager also owns a cleaning franchise, or they don't do anything more and pocket your bond

This is from the SA Law Handbook on tenancies:

When a tenancy ends the security bond can be claimed by completing a Bond Refund Form and lodging it with the Commissioner for Consumer Affairs (Tenancies Branch of Consumer and Business Services). If both the tenant and landlord sign the form, the bond is paid as agreed. Where an agreement cannot be reached and one party lodges the form, the Commissioner will post a notice to the other party giving that person 10 days to dispute the application. If the application is disputed, the Tenancies Branch will attempt to conciliate and if it cannot be conciliated may refer it to the South Austrailan Civil and Administrative Tribunal (SACAT).


So, in a nutshell they're meant to give you as the tenant notice if they're not reimbursing you the full amount of your bond. You have 10 days to lodge your dispute in the SACAT, but that relies on getting the notice in the first place, and it sounds like this may not have happened.

Did anyone fly out of the Adelaide airport this weekend?
Just wondering if it's still a (supposed) hour wait to get through the security scan?
I like to kill a dart & have a coffee in that downstairs coffee joint before boarding, to top that of the Minister of War insisted that we fly Jetstar (that's another story)

yes - flew out Fri, got there 2 hrs early & we were through security in 5mins...

yes - flew out Fri, got there 2 hrs early & we were through security in 5mins...

Took me 10 minutes to get through security at 7:45 this morning. Now I got a couple of hours to kill. Possibly more if this fog doesn't lift...
