Owning an On-Site Caravan?

Just wondering if anyone here has any experience with owning an on site van at a Caravan Park? After the initial purchase costs, what does it cost to keep the van on site each year?

Holiday shacks are getting ridiculous in their prices at present, so it seems an interesting idea to perhaps have a look at getting one of these on site vans instead. Ideally I would be looking at a country beach location either direction from Adelaide. As a kid I had many holidays in Moonta, yet its fairly obvious that Moota is likely to be pretty expensive now being as popular as it is, so all suggestions or advice appreciated!

not sure of the annual costs but they could only stay a certain amount of nights a year, and if friends or family used it then they would pay the nightly fees so their allocation wouldnt get used up as they used to go there quite often

We owned one in Morgan for about 7 years. I can recommend it, we bought a 25ft (7m) caravan 70s vintage for $3,300 and put it on site in Morgan in the early days site fees were about $800 a year, this included 60 "free" days when we sold the van in 2005 we got about $8,000 for it, the right to the site is the valuble thing. The site fees had risen to around $1500 by then still with 60 free days. The thing that is most important is being in a well run park, where the managers don't accept antisocial behaviour, but don't try to stop all "fun". In general people who have onsite vans are friendly and very sociable. With regard to it being expensive to get into, I think $28,000 - $35,000 is pretty standard for a well developed site, solid annex, paving etc. They are usually sold on a WIWO basis, so you won't be needing to buy fridges, aircons, beds etc. By the way we did not develop our site, it was just the van and site, there was only the two of us we didn't need an annex, plus we had our cruiser on the river. If we had devoped our site further we probably could have got $20,000.
