Thinking of buying an Investment property in S.A. Where does everyone think the best place to buy would be.

The land next to me at Morphettville.
Thinking of sub-dividing our 975sqm corner block.
selling 475sqm, with 14m frontage and keeping the other.
Opposite park, tennis courts & Morphy Park oval. Beautiful.
Close to Marion, town, Bay & best chicken shop ever.
Only drawback....... I have 2 boys & a daughter who are quiet now but............... :roll:

Christies has taken off - I reckon it's only a matter of time before Port Noarlunga follows suit. There are still a lot of old shack-like joints around the esplanade.

Anywhere that you see as having the potential for capital ( property value ) growth.

I like the suburbs near the beach ( about 2-3k's from the shore ) and I also think that the Taperoo / Largs Bay area will increase in value as the Port area improves but more importantly the TechPort precinct gets into full swing. TechPort is going to have about 3000+ employees working within it and many of them, I think, will see the Le Fevre Peninsula as a place to live.

For mine the inner West and South West and the areas that will give you good rent returns as they are close to City, Beach etc etc.

pretty much any property within a 4-5km radius of the CBD and you will never lose.
Same would go for underdeveloped coastal areas like Christies as has been mentioned.
Pretty much anywhere except the outer fringe suburbs especially if they are not serviced well by shopping, public schooling and transport.

Everywhere will go up in the longer term...
Inner areas go up more, posh areas go up more, and areas with good transport corridors go up more.

Asking prices for beach front property in SA is already ludicrous.
One agent I spoke to quoted $1.2 million for a 2 storey town house in Goolwa.
I laughed and said, "I can get one in Malibu for half that!" [Which is true actually, I've been looking.]

Valley View is worth looking at, 1/4 acre blocks and good value for money 3br homes being offered, Ingle Farm in a similar vein. Both suburbs should see rapid increases in value when the Jail does get knocked down and new homes and infrastructure are built on the site.

Gawler is another area that is on the radar, much investment going in up there, with the rail to be electrified and quicker trips to be a result I think its a good chance of making some quality gains in a long term investment.

why do you want an investment property in SA?

I'd look interstate personally. I purchased an apartment in Canberra and Adelaide and have subsequently sold the Adelaide one. The Canberra place has been vacant for more than 1 week only once in 8 years. The vacancy rate is very low and there is a transient workforce that rents (subsidised by the govt agency they work for). Therefore the rental prices are inflated, vacancy rates are low and the prices to buy aren't that high.

PLUS, I can claim two trips to Canberra each year on my tax.

check http://www.allhomes.com.au/ for further info. Check places like Belconnen, Kingston, Griffith, Woden, Tuggeranong and Canberra (or maybe listed as Civic).

ALTERNATELY, look for a house that is being sold with/thru defence housing. They have long term leases, normally something like 9 years with a 9 year extension, with guaranteed income during that tenancy (paid by Dept of Defence, not the tenant). They guarantee not only the income, but the state of the apartment for the life of the lease.

NB: these are houses not units/apartments and hence the price range is higher.

If you're looking for a place to just sit and get return on your investment long term, that'd be the way to go.

Not everywhere psyber, there are plenty of reasonably priced water fronts places in the smaller coastal towns of YP, upper GSV

With my information the jail wont be getting knocked down for quite some time.

Broadview would be a great spot to invest.

I just happen to know of a place you can buy... :D 5kms from CBD, 1/4 acre block, 4 bedrooms etc etc.

Correct, investment property, in my mind, was something he could rent out or lease on a permament basis.

I've got rellies that live at Parham mate so dont get offended if that is where you live / holiday.

Lots of nice big old houses around Alberton BTW. 8)
