Developments/Projects in SA

Postby Bully » Tue Apr 19, 2011 3:05 pm

Im sorry guys but since i have left the state for QLD nothing seems to have changed in regards to major projects in Adelaide/SA. The Adelaide oval debarcal seems to be another 'hiccup' in this situation.

For some reason when any developer tries to get something off the ground down there it seems to go back and forth with its going ahead, its not going ahead, too high, wrong place, the wind blows to hard there, not enough water flows in the creek. Its always something.

I love the state as it will always be 'home' for me but in ways i am glad i have left as in Brisbane/QLD things like this dont spend years in courts or parliment with arguements on whether the building is to high, or not big enough. (JUST BUILD THE THING!!!!)
The adelaide oval lights....that was a laughing stock for us.

And this thing about how the CBD height restrictions is due to the Airport fly in path?? What a joke. Brisbanes CBD is IN the flight path of the airport runway and just recently had a building approved for 80 stories.

Surely people need to wake up down there and stop the bickering and fights and get the ball rolling. It must be still frustrating with the adelaide oval thing going back and forth....

thoughts???

I agree. A lot of companies are holding off waiting to see what the fall out from the new Royal Adelaide Hospital (or The Marg) is.

There are many smaller projects, but mostly below $150 million - and in the scheme of things, that isn't a lot.

Pasadena Shopping Centre, Crown Hotel Victor, Trade Training Centres, Cavan Youth Prison and minor hospital works are dominating the current market. Little work, lot's of competition.

its upsetting to see this as i would love to see Adelaide become the new captial of Australia one day as we all know everyone looks to Sydney as the real capital. :(

Put simply, people or parties that have the money to invest in major private infrastructure choose not to do so in Adelaide.

Office block - Do not get anywhere near the m2 return of a Sydney or Melbourne.

Apartment style living - Bar the inner CBD, Holdfast Shores ( already done ) or small pockets ( like West Lakes, Mawson Lakes etc ) then there really isnt anyone willing to pay the money that the client would require to make a profit from such works.

Major Government spending - As maxyoz detailed, the new RAH has all major suppliers, trades and services holding their collective breathe to see if they can grab a slice of that pie.
- With the AO project still pie in the sky stuff contractors are looking to secure the RAH works in case there is no movement at the AO.

BER works - While loads of smaller companies ( in my industry anyway ) popped up to complete these works, they will now be stuffed that this money has dried up. Im not sure what many of them will do.
PAFC. Forever.

LOOK OUT, WE'RE COMING!

because of the restrictions and things they have to do to get things off the ground. Any excuse under the sun is used and thats the reson for it.

Oh sorry uncle bob wakes up at 6am on sunday so you cant build that building there. Thats what its like down there. Yes im going over the top with examples but the reason companies dont build there is because they have to jump through hoops to shift a pot plant or move a tree etc.

why build a building in adelaide when you have complaints and jumping through hoops with restrictions when you can build in melb/syd/bris with minimal restrictions and complaints??

if i owned a multi mill company and tried building in adelaide and got stuffed around i know where i would be going

I really hope the Tonsley Park Redevelopment goes ahead in leaps and bounds and doesn't become another MFP.

It has the potential to do wonders for this neck of the woods - the only local shops not boarded up and thriving are pawn and porn shops! Good Vibrations opening soon - wahey!

Absolutely agree... I keep hearing all about "the exciting plans" for many things, but it's the same old story. We get a media launch, an artist's impression, lots of announcements, then 'studies' and then it all goes quiet, and nothing ever actually gets built. Adelaide Oval, Victoria Square, old Le Cornus, Riverbank are just a few that immediately spring to mind. Stop stuffing around and actually build something!

The new RAH, de-salination plant and the AO redevelopment are setting SA up for an economic disaster to rival the State Bank back in the early 90s. Thanks Mike.

Perth's not far behind in that respect. How is it that Melbourne just thinks of something and builds it without all the drama?
It's all the SANFL's fault.

South Australia may go broke but at least the Power and Crows will be more viable.

RAH and Desal Plant definitely required new infrastructure and will have massive benefits in the years to come for SA.

Adelaide Oval maybe a social benefit but should have been put back for 5 years

So let me get this straight half the people in this thread seem to be complaining about the lack of development and the other half are complaining about development....okay.
