I am wanting my ex to pay me out in regard to the house we have together... We obviously need to get it valued...
We have added a shed and a pergola. A decent one.
The next step is getting decking out the back. which wil finsh off the out door area.

I am tossing up whether to for out money from our savings to finish it of or get it valued and wonder if spending that coin will really make that much of a difference in the value...

When a house is being valued do they even take that into account of is strictly based on the location and the market price of the area at the time??? i hope that makes sense?

i just did one of those online valuations, and just going on that its already 35k more than what we paid for it...
I just know it's going to take ages to finish it all, because since she lives there she doesn't have any real urgency to do it... Which is very frustrating..

Problem with valuations is there's such a range the agents will give you. ie - One might say $520-560 and another say $540-600, so what do you take?

Me, I wouldn't bother with the renovations. If the ex is planning on staying there I'd leave it up to her what she does in the future, I mean, is she going to consult you on any changes that are currently taking place? What if you don't like them?

I'd get at least 3 valuations and, while no perhaps completely kocher put it on the market and see if you get any offers, The market will dictate the value and not the agent. You can always withdraw it from the market.

She's done some upgrades to the house so I've won out there, we just agreed if she sold it I would get half of the money between how much it sells for and how much the mortgage was when I moved out.
Still in joint names so I can't lose.
Never that fussed as it will just end up with the kids either way.

Im know what Im trying to say...

Say their savings is $10k and they spend $5k (shes down $2.5k from what she has now)
The house now is worth $400k, so she owes him $200k.
The reno adds $20k value.
Now she owes him $210k, and has $2.5k less in her savings.

So for his half that could have cost her $200K, now its costing her $212,500.

Why wouldn't she buy him out now and then spend the $5k herself and be $7.5K better off?

I don't understand why someone would want to add value to a house they're about to buy someone out of.
