Go 400K, a few thousand over 30 years is f*** all if you want the house bad enough.

You do hold a good card here though, as most people buying are buying to occupy in 1-2 months time, not December. That fact will knock out a lot of their market. Just depend how far you want to push it and your comfort levels.
