Mrs Boon is off to the Fringe with the girls, Junior and Miss at their partners places, I have Ind v Aus on one channel, Fremantle v Port on another and Pakenham races on.

Wish me luck lads!

Expecting a review in the morning

Watched the first half - "same old, same old" sums it up.
Whoops, there goes another year. Whoops, there goes another pint of beer.

Maybe not but I’m surprised at how many people take a scratch match so seriously. I’d be willing to bet that the results would be very different if it was round 1

It's not one match Jim it's a pattern we've seen for years and nothing appears to have changed.

Sure but it’s still on a scratch match. If they play like this in round 1 then yes the knives will be out. The first 6 rounds will decide both Port and Kenny’s fate IMO

Would take the players more than one hit out to change what they've done for the last 5 years.

I recall posting exactly that last season when Port hadn't kicked a goal in the game Vs Melbourne at AO, by half time. Think it was round 5....

Anyone sold a rental property on here before?
I'll be getting an accountant to help with my tax return this year if it sells, but just wondering if I will be able to claim things like lenders mortgage insurance and the building inspection that I got done before finalising the purchase, if I lived in the house for 2 years before renting it out?

Not an Accountant but my understanding is you can claim any expenses that assist in providing you an income from the property, if the LMI was paid when you lived in the house then I don't think you will be able to claim that, why would you pay for a building inspection? Potential purchasers should be arranging and paying for that.

Ok, thanks.
The LMI was paid when getting the loan.
Sorry, I meant the building inspection that I got done many years ago for my (now rental) home before I bought it.

You can only claim things up to a certain amount of years ago that you forget to claim in that year.
Might be 3 or 5 years.

Check with your accountant

Some things are claimable as annual expenses against your revenue - others to do with buying / selling are a capital expense so you can deduct from the CGT when selling (ie) conveyancing, agent selling fees etc.

I'm not sure about LMI other than to avoid it like the plague......... Biggest rip-off out
