I'm not looking at selling my property - at least at the moment - but was wondering - how much commission (or what %) does an Agent take when they sell your property?

I'd be surprised you could get that rate - unless things are really tough in the industry in SA right now..
The lowest I ever got an agent in SA down to was 2% and the official recommended rate was much higher last time I checked - admittedly back in 2001.

I tried the REISA site but couldn't find current recommended rates.

In Victoria some agents were charging 8% commission then and I noticed that the first property I bought over there the vendor paid 8% commission.
I paid 3% when I resold the property, a bit over a year later, and managed to get down to 2.75% when I sold out in Victoria in 2008.

I think we paid around 2.75% when we sold an investment property in early 2010.
If you want to go quickly, go alone.

If you want to go far, go together.

I have one of my places on the market and I am/will pay 2.7% incl. GST. Its in the Mid North.

As for rentals, I have been told they charge around 7%, but if my place doesn't sell, I will rent it out myself.
If you don't like it, change it. If you don't want to change it, it can't be that bad!

Just sold our place, commission was 2.5%...

Though he was the 2nd agent and he sold it within 4 weeks after our original agent had it for about 7 months and did bugger all...

So well done him...

The risk of getting cancer from diesel fumes is small, but since so many people breathe in the fumes in some way, the science panel says raising the status of diesel exhaust to carcinogen from "probable carcinogen" is an important shift.

"It's on the same order of magnitude as passive smoking," said Kurt Straif, director of the IARC department that evaluates cancer risks.
"This could be another big push for countries to clean up exhaust from diesel engines."...

Reclassifying diesel exhaust as carcinogenic puts it into the same category as other known hazards such as asbestos, alcohol and ultraviolet radiation...

A summary of the working group's findings is expected to be published online in The Lancet Oncology on June 15.

Why dont these institutions just come out and say "everything gives you cancer" and give all the money they spend on researching this stuff to actually finding a cure for it?

I'm currently being charged 9.9% for my rental but usually they take around 10-12%.

Plus they will take 2 weeks rent for signing on a new tenant and 1 week for re-signing an exsisting tenant. Then on top of that, there is advertising, tribunal fees, etc.

I've discussed rental costs with one particular agent in the hills. They do appear to have sound policies about tenant selection and chasing rent arrears, and they take before and after digital pictures for each new tenant, and after any repairs etc. They also inspect the property regularly and report, which some don't.

However, they do take the first two weeks rent to cover finding each new tenant, and 10% of the ongoing rent.
