When my first wife and I parted we paid half each for a formal valuation on the basis I'd buy her out at that valuation.
She thought it was low and paid all by herself for a second valuation which was lower then the first.
She wasn't amused when I suggested we use her valuation...

The alternative is to sell and split the net proceeds. I'd be inclined to not prolong ther tension by doing the renos and just get it over with.

No she wont, wubsy will get screwed either way, split the savings now, sell the house as is and cut your losses, it's less painful, time consuming, there's no behind the back bullshit, he needs to be ruthless to move forward, she'll hate him for a bit but who cares as long as it doesn't affect the relationship with the kids.

I waited 10 months and kept getting fed bullshit as to why she needed to stay in the house while I was having to share accommodation despite owning a house that I had heaps of equity in, I just sent an agent around and told him I'll sell it how it is and told her the same thing, I didn't care what needed fixing, what condition it was in, just wanted closure, I ended up selling it to the neighbour for the first price he offered, the agent thought I was crazy for going about 35K less than what I could've got for it................................Money vs Closure.
