Had the first agent go thru the place Saturday and looks like we will get at least $40k more than we budgeted for 12 months ago when we decided to move!!!...market is very hot in our area and agent suggests we might not even need an open, just putting it on the net is selling houses within a week...

HE quoted around $1k in advertising and 2.25% which sounds reasonable, have another going thru Tuesday

If you like the sound of net advertising, get the agent to pay for it, or only pay a nominal fee at most. It costs them nothing extra to put you online, regardless of what he tells you - they have a set fee with all of the real estate websites regardless of how many homes they advertise.

The commish sounds good though, top job there.

I'm about to go through the same process now. We are selling our house to buy a new one.

I am quite tempted to advertise and sell it myself.
I love 'Food and Stuff'. It's where I buy all of my food. And most of my stuff.

Well we are on the market!

ended up getting 2.2% commission and about $500- in advertising

no open until Sat week, going to see how it goes on internet first

game on!

I heard Anthony Toop on the radio yesterday and he reckons the market is as hot as he has seen it in Adelaide, especially in your price range

We are showing the highest growth of any capital city in the last 6 months - 10-11% in 6 months!!

Thanks lads, looks like weve been lucky with our timing, almost makes you wonder if you should hang onto it!

First National is who we ended up going with, its a girl we know so shes done us a great deal on the advertising side of things

Apparently this time last year there were 2000 homes on the market, at the moment there is 800, hence the competition for propoerties is fierce

too right Hondo, today I dragged out of the letter box an agent cold call letter for the third time this week. Two houses in the street have already sold in the last month and half

2 Opens on Sat and Sunday, signed contract on Wednesday after 3 offers....got $60k more than budgeted for and $30k more thna we thought we would get 6 weeks ago! 8)

Anthony always talks the market up [and the advertising costs], but then his company starts to talk the vendor down - at least that's what happened when I gave them a shot at a house I had in Adelaide in 1996. Next agent [Elders] got my price for minimal advertising [in black and white] and worked for 2%

dont get sucked in and pay for advertising. most agents tell you that they have loads of people on their books just looking for houses in "YOUR" area....so let them show those people the house first. :wink: plus they pay buggar all for their advertising anyway because of the amount buisness they give to the papers.

cant complain about advertising we who we went thru -

> Advertiser $190- (but got upgraded for free to the next level with 2 photos as they had to fill the advertising space!)
> Internet - waived
> Brochure - waived
> Plans drawn up $75-
> Relevant searches etc - waived

That was it, commision on top obviously
