SANFL Pays $1M for Max Basheer Reserve

Curious as to how members of clubs struggling financially would feel about this?
$1 million out of the SANFL coffers just so we can own the Crows car park, woohoo!

SANFL PAYS $1M FOR BASHEER RESERVE

The SANFL has paid the SA Government $1 million to buy the Max Basheer Reserve. It intends to maintain it as a training and recreational area.

The area - on the eastern side of AAMI Stadium - is used for car parking during AFL games at West Lakes and for Crows' training sessions outside the main arena.

The league was previously paying an annual lease to use the land.

SANFL chief executive Leigh Whicker would not reveal the cost of renting the land but said it was a "fairly substantial amount".

"It made good commercial sense to buy the land," Whicker said.

"This (purchase) completes the portfolio of land between Fredrick Street and Turner Drive.

"This also preserves the land for sport and for recreational use for the entire community.

"It can never be sold off for housing or anything like that."

Showers or toilets for sports and community recreational users are the only buildings allowed.

The SANFL, which approached the Government to buy the land, will continue to use the reserve for car parking during AFL matches and SANFL finals

Two very distressing points come out of this.
1: The State Government felt it necessary to "sell" this block of land,renting it the first place not insult enough to the SANFL.Unbelievable.
2:The SANFL falling for it!

I'm amazed the the government had a stand on such a public piece of turf in the first place,I would have thought the whole area surrounding Footy Park would have been consumed by the original "purchase" in '75 of the stadium.
The claim that no buildings can be built on the area will last about as long as a franger in Paris Hilrton's pocket.
If you want to go quickly, go alone.

If you want to go far, go together.

Feel the same Booney but i think that market value of the land would be much higher for so paying anything more than a million is stupid. now that they own it does the price of carparks on Max Basheer do they go up, down or stay the same????

I think it is a sound decision by the SANFL. Footy Park is their most significant asset and the revenue from AFL helps support the SANFL. By securing this parcel of land they bring it under their control. I don't understand your point Booney. What the SANFL is saying is that if they own it then they make the decision about its use and the risk of a cashed up developer making an offer is removed.

I think that they should go down, but knowing the SANFL, parking fees will go up from next season, with AFL fans paying the price.

They should charge them $20 a head and put the money back towards the clubs that own the AFL licenses ie the clubs in the SANFL.

Booney, only 100% wrong mate :)

It was the SANFL's idea, the State Govt fell for it.

Obviously the SANFL has money to burn, and looking for new things to spend $$ on.

If the lands worth more they got a bargain!

Surley the price for parking is set at market rates so it is irrelevant who owns it?

didn't explian it very, well was talking about them getting a bargin reckon it could worth at least 5 times more than they paid for it at least

didn't explian it very well, definately a bargin i reckon it could worth at least 5 times more than they paid for it maybe more

I suppose it all comes down to what sort of rent the SANFL were paying on it which is remaining disclosed as to whether it was a bargain or not mind you for the amount of land it is you'd think its a bargain at face value.

Borat and Doggies,the part I am saying the SANFL fell for is,as I said in my previous post,that the SANFL didnt acquire that land in the original purchase of Footy Park.I said I was surprised the land didnt come with the package from day one,obviously the SANFL would have wanted it from day one,as purchasing that land back in 75 would have been much cheaper than buying it in 2006.

The goverment have,I agree with you Borat,fallen for a price in today's market which would be well below market value.

I think you will find that the area is zoned as recreational, so a developer couldnt really buy it. $1M probably the right amount.

Besides, unless you are an AFL nut who loves both crows and power, why would you wanna live that close? Swarms of people walking past your place before and after matches.

Booney, the SANFL were strapped for cash back then. In fact they had to borrow money from the Govt to build Footy Park. I think that the government has done them a big favour. It has sat on the land for 30 years and then sold it to them at a price which is below market value when the SANFL was in a position to buy. What they are paying for in rent now is irrelevant. It is always possible that some future cash strapped government could suddenly raise the rent.

What is its worth ? - Arguably s lot more to a developer than $1.0m, but the reality is they would not get council approval to develop it. Lets hope the Crows pay a commercial rent when they use it, on top of the SANFL dividend they pay.

don't count on that just yet. In the world of property development anything can happen example is Makris and North Adelaide, annouced that he's trying to get his proposal through the State goverment this time. it all depends on how its presented as i only found out this week at uni in hypothetical situation for that exact site but for a rival developer (who was runner up in a bidding war for that particular site) he liked my idea but the presentation was crap.

the council down in the west lakes area have done some dumb things in recent times so anything is possible but rightly so that it should remain as it is.
