moving house

i've just recently been looking to move house because the one we're in is a little tight for us now. we will be renting as we haven't quite saved enough for a deposit (and another trip to the US in Dec/Jan doesn't help either).

i'm heading to a couple of inspections tonight, one in Seaton and another in Croydon Park.

effectively these areas are about right for us because wifey works in Wayville and our church is in Prospect so we want to be in an area which is kinda close to both but at the same time not pay too much in rent (under $275/week is what we're after)

what is a good area that we should move into? and what is a good way to win the agent should we like the house?

are there any SAFOOTYites that have a property they can rent out to us, DINKs with a dog...

have you had a look through the real estate guides to get an idea of what is available and also knowing what money will get you??

How about Ashford? Close to Wayville, not a "premium" suburb and you can easily take the ring route around Railway Tce past Bunnings, past Clipsal etc around to Prospect Rd. Everard Park would be another option.

Pity I just rented out a two bedroom house Galway Ave Broadview for $285 pw. Despite the low vacancy rate good tenants are hard to find.

Our rental in Royal Park nets us $300 p/w and having lived in that area for over 6 years I can say Royal Park, Seaton,Albert Park are good areas ( some pockets of Seaton excluded though ).

As stated above, good tenants are hard to find and if you do find a good one you're lucky. We have a great on who is long term ( she wants to sign a 5 year lease ) and perfect for our place and us, more importantly the house suits them.

Empty houses are hard to find, problem I see for you is you might have to settle on something you dont really like but is close enough.
