They take everything into account. Make sure you get more than one valuation. The agents will recommend if they think it’s worth it to do the decking.

No, what I mean is, if it's valued right now, she has to pay you half of it.
But if you use half her money to do it up, then its valued higher, she spends her money, and then has to pay you half of the higher value too.
