lebron wrote:Ok, a bit longwinded but was after some advice hopefully. In 18 months to two years I would like to buy some land in the Adelaide Hills, between 2-4 acres. For this land I am looking at $400k+. I don't want to spend that much. My question is, is it ok to approach owners of large land holdings and enquire about subdividing their land? Basically door knocking cold approach style. Hopefully someone agrees and I can pay the $25k-$40k subdivision costs and pay the owners $100k or thereabouts? Does anyone see any problems with this, How strict is the council with regards to subdividing only a small part of land? Am I being really unrealistic with my expectations? Thanks guys, lebron

Way back when Don Dunstan was Premier (I think it was) the government introduced restrictions on creating new titles unless they gave specific consent**. If it is still the same I think you can buy two pieces of adjacent land and merge them on to one title leaving you with a spare title that can be used to cut a bit of land of another title. You can also transfer land between adjacent titles.

**The specific consent to create new titles probably requires you to butter somebody's bread rather generously.
(Sorry, read that as "have a project that is good for the state".)

There are special restrictions for what is defined as the "Hills Face Zone", and the water catchment areas.

yeah, we took little miss to Greenhills probably a year and a bit ago, she loved it. She would dominate there now and my mini-me (just gone 1) is probably just shy of appreciating it...

As tipper said, suss out the cockle train.
Urimbirra wildlife park (just out of Victor) is fantastic for little kids & inexpensive.
Make sure you have a feed at the Corio Hotel in Goolwa - they do a great pot of mussels!

Kids being kids they'd be just as happy with a walk along the beach picking up shells.

Horseshoe Bay is good for fishing and bbq's/picnics, i reckon there's a fairly hefty playground there too...

When will the cops have fixed speed cameras on the southern expressway? ?

gotta love morons who cant follow speed limits and then resort to racing along emergency lane to overtake only to then have to squeeze back into traffic due to a speed limit sign being in that emergency lane
