Ok, a bit longwinded but was after some advice hopefully. In 18 months to two years I would like to buy some land in the Adelaide Hills, between 2-4 acres. For this land I am looking at $400k+. I don't want to spend that much. My question is, is it ok to approach owners of large land holdings and enquire about subdividing their land? Basically door knocking cold approach style. Hopefully someone agrees and I can pay the $25k-$40k subdivision costs and pay the owners $100k or thereabouts? Does anyone see any problems with this, How strict is the council with regards to subdividing only a small part of land? Am I being really unrealistic with my expectations? Thanks guys, lebron

I know there has been some legislation passed in the last couple of years preventing some subdevisions in the hills and other country areas surrounding Adelaide.
We enquired about subdividing some land just outside Mt Compass (owned by my missus's family), and it is not allowed, because they are trying to combat "urban sprawl"....even though the government bought a chunk of land 5kms away and subdivided the whole lot.
Ring the council of that area first, just to save wasting time only to find out you can't do it.

Why when you get to a set of lights to cross (walking), you push the button, then almost everyone who comes along and waits feels compelled to push the button as well - what you think myself or 10 other people haven't already pushed the damn button!?
