Lessons Learned - Building a House

The last time I built a house I dropped around at least twice a week to check on things and they still managed to get some things wrong in the interim.
At least they didn't get time to cover it up so I didn't find out and make them fix it.
[Apart from the timber floorboards they refused to fix and we went to court over.]

If I ever build again I'll do the same!

Id follow that advise to be honest....when myself and my fiancee built we went there almost every day and they still managed to make a few mistakes!

We're just starting to build/get council approval for a place at North Beach/Wallaroo. We decided to go through Rivergum. It is interesting reading about people visiting their house on a daily/weekly basis because being at Wallaroo, it's not just a 5 min drive up there. Mind you, I think considering everything said in this thread it might be worth my while to go for a drive at least once a fortnight to ensure everything is being done correctly.

And clean up. I know it isn't your job and not what you paid for... But the tradies will appreciate it and you will get a better result accordingly. Sweep the slab, find timbers to create ramps if there are mud puddles around the place, do what you can to make their life easier.

If you go when you think they may be there take a few beers even. The benefit far outweighs the cost.

So with these lessons learnt, are there any good solicitors anyone can recommend? We are at Craigmore so North would be mpst convenient. Cheers

Hey gents, another question here.

So our land agent had the block surveyed and pegged out before settlement but now the builder next door has dumped a pile of rubble on top of one and it has disappeared. Im not paying a surveyor to come and resurvey and peg again, how do i go about getting the building mob to fix their stuff up...?

Get the builder next door to remove the dirt is step 1. Step two is to tell them not to disturb the peg. If they do they have to put it back.

Surely the builder will take care of that, you're paying for them to build your house, I'd just let them do their job and reply when needed to opposed to drawing attention to anything until you see obvious flaws in their work.

I wouldn't be too concerned.

I would be....most builders put the responsibility with the owner as they should as under the contact the builder does not take 'possession' of the site until they show up for siteworks. I would approach the neighbouring builder and ask the to remove the soil and replace the peg (back yourself up with any photos and pegging plan) because they have cause you the issue in the first place.


If that fails get on to those product/company review websites and call them a bunch of ****!

They'll normally have the the ol' corflu sign up somewhere showing who the builder is.

I called fairmont and they advised that it is them building next door. That eases my concern slightly...

So slab is down, frames are up, gutters and roof are on and bricks have been delivered. It's all getting pretty real nkw and taking shape nicely.

I have to stary thinking about the post handover work so can anyone point me in the direction of good tradies to do the following work;

1) flooring - looking at carpet in 4 beds and floating floors throughout the rest, wifey likes the vinyl finish.

2) driveway - would love an aggregate driveway but cost will determine that, if not then dark coloured cement.

3) exterior paving/pathways. Not sure which way to go yet but we will need 2x staircases outside as the house is split level, a 1m stepdown. Leaning toward pavers to make it blend with the alfresco but assume concrete stairs would be better.

4) retaining walls. I will have a 900mm retainer at the back of the property and then a second level step of about 400-500mm near the rear of the house so we don't need to engineer the wall. The only spanner is the bloke at the rear is potentially building his up another metre so it would change my wall considerably... some more work to do on that one.

Handover is (supposed to be) in late July/early August so i want to get on the ball early...

Any ideas?
